Paving on a Barrier Island

Asphalt paving on South Padre Island is mostly commercial and multifamily work: condo lots, rental properties, hotels, restaurants and shops. The town was incorporated in 1973 to manage development and tourism, sits about 6.6 feet above sea level, and had 2,066 year-round residents in 2020, far fewer than the number of people on the island on a busy weekend. As far back as 2000 it had 4,685 housing units, many of them second homes and rentals.

Storm damage

Hurricane Dolly made landfall on July 23, 2008, and caused extensive damage on the island. After any big storm, saturated base and sand washed under pavement show up as sinking and potholes. We cut out the affected areas, rebuild the base and repave.

Sand and salt

Wind-blown sand works into cracks and joints, and salt spray is constant. Keeping cracks sealed and the surface sealcoated reduces how much gets in. Lots should be swept before any seal or striping work.

Visitor traffic

Condo and rental lots turn over every weekend. Clear striping, correct accessible spaces and smooth surfaces matter. We schedule work for mid-week or the off-season.

Getting there

Material and equipment come over the Queen Isabella Causeway, so we plan island jobs carefully to keep trips down.

Permits

Work in the right-of-way is handled by the Town of South Padre Island.

Costs

HomeAdvisor lists new asphalt lots at $2 to $4.50 per square foot and sealcoating at $0.15 to $0.30. Island jobs can carry extra mobilization because of the causeway, which we list separately.
