Preventive maintenance
Crack Sealing & Sealcoating in Harlingen, TX
The two cheapest ways to make asphalt last longer, done in the right order.
- No-cost site visit and written estimate
- Every line of the job priced on paper before work starts
- Drainage and soil checked before a single ton of asphalt is ordered

Keep the Water Out, Keep the Sun Off
Crack sealing and sealcoating are the maintenance steps that keep asphalt from falling apart early. Crack sealing fills cracks with a flexible material so rain cannot reach the base. Sealcoating covers the whole surface with a thin protective layer against sun, oxidation and spills. In Harlingen, both matter. The rainy months send water into every open crack, and the sun bleaches and dries out asphalt the rest of the year.
Cracks first
Clay ground moves with the seasons, and asphalt cracks as it does. Left open, a crack lets water into the base, the base softens, and the crack becomes a pothole. We clean cracks out with air, and fill them with hot-applied sealant that stays flexible as the pavement moves. Filling cracks before the late-summer rain is the most cost-effective thing you can do for a driveway or lot.
Then the sealcoat
Sealcoat goes over a clean, repaired surface. HomeGuide recommends waiting 3 to 6 months after new paving, then resealing every 2 to 10 years depending on product and climate. With strong sun most of the year, Harlingen pavement tends toward the shorter end. When the surface has turned gray and the stone is showing, it is time.
Weather windows
Sealer needs dry pavement and temperatures between about 50 and 95 degrees, per HomeGuide, and 12 to 72 hours before cars drive on it. In Harlingen that usually means mornings in summer, and keeping an eye on the forecast through September and October when Gulf storms build quickly.
Preparation
- Blowing, sweeping and edging the surface
- Priming oil and fuel spots so sealer bonds
- Crack sealing and any small patching
- Hand-cutting edges along slabs, curbs and walks
- Barricading until the sealer cures
Product choice
Sealers come in two main families. Refined coal tar holds up well against gasoline and oil, but HomeGuide points out that many jurisdictions have banned it on health and environmental grounds. Asphalt-based emulsions are the greener choice, with the trade-off that fuel and oil spills mark them more easily. We tell you which product we plan to use before starting.
What sealing cannot do
Sealcoat does not hold together pavement that has already failed. If there are potholes, ruts or widespread alligator cracking, those are repaired first, and sometimes the right answer is an overlay rather than a seal job.
Commercial maintenance schedules
For property managers with several lots, we can set up a rotation: crack sealing each spring, sealcoat on a multi-year cycle, and restriping after each seal, so no lot goes too long without attention.

Crack Sealing & Sealcoating Questions
Is crack sealing different from sealcoating?
Yes. Crack sealing fills individual cracks with a thick flexible material. Sealcoat is a thin coating over the whole surface. Sealcoat alone does not fill cracks.
When is the best time to seal in Harlingen?
Spring and late fall offer the most dry, mild days. Summer works in the mornings. Crack sealing is best done before the September rains.
How often should I reseal?
HomeGuide says every 2 to 10 years. In strong sun, closer to the short end. Reseal when it fades, not on a fixed schedule.
How long until I can drive on it?
Usually 12 to 72 hours depending on heat, humidity and shade. Foot traffic is generally fine after a few hours.
